Developers have lost an appeal to convert a country club on green belt land in St Albans into housing.
Mr Rudkin had appealed to The Planning Inspectorate after St Albans District Council refused permission to change Bricket Wood Country Club in Lye Lane into eight self-contained residential buildings.
The application was to build four two bedroom houses and four four bedroom houses.
The application was refused by the council due to fears of the effect of the proposal on the openness of the green belt.
The appeal was this week dismissed by Sarah Stevens on behalf of The Planning Inspectorate.
